How This Calculator Works
Gross rental yield divides a property's annual rent by its purchase price: Gross Yield = (Annual Rent / Purchase Price) × 100. It's a quick way to compare properties by income potential, but it ignores running costs.
Net rental yield subtracts annual operating costs — property tax, insurance, maintenance, and management fees — from the rent before dividing by price: Net Yield = ((Annual Rent − Annual Operating Costs) / Purchase Price) × 100. This gives a more realistic picture of the actual return, and can be negative if costs exceed rental income.
